What the images, plans, prices, areas and approval details on this website represent — and, just as importantly, what they do not. Please read this before you rely on anything here.

In short

Everything on djgroups.in is published for general information about DJ Square Infraa and the projects we build, sell or market. We take care to keep it accurate, but a website is a marketing document, not a legal one.

Before you commit money to any property, verify it at source: the sanctioned plan, the title documents, the approvals, the State RERA registration, and the signed agreement. Do not rely on this website — or on any brochure, render or verbal assurance — as your basis for that decision.

Images, plans and visualisations

  • Renders and walkthroughs are artistic impressions. They show a design intent, not a finished product, and the built result will differ.
  • Furniture, fittings, landscaping, vehicles and people shown in any image are for presentation only and are not included in any sale unless your agreement says so in writing.
  • Floor plans and layouts are not to scale and are subject to change during design development, statutory approval and construction. The sanctioned plan is the authoritative one.
  • Some photographs are representative — of a similar completed project, a sample flat, or a stock image used to illustrate a service. Where a photograph is of the actual project, it reflects a stage of construction at the time it was taken.
  • Location maps and distances are approximate. Travel times depend on route, traffic and the time of day, and nearby infrastructure shown as planned may not be built.

Prices, areas and construction rates

  • Prices are indicative and change without notice. A price shown here is not a quotation and does not reserve anything.
  • Prices generally exclude GST and other statutory taxes, stamp duty, registration charges, legal fees, maintenance deposits, corpus, club, parking, electricity and water connection charges, and any government levy. Your written quotation sets out exactly what is and is not included.
  • Area figures may be stated as carpet, built-up or super built-up area, and these are materially different numbers. Always confirm which basis a figure uses, and treat the area in your agreement — and the carpet area as defined under RERA — as the operative one.
  • Per-sq.ft construction rates are starting points for a standard specification on a straightforward site. The final cost depends on your specification, design, soil and site conditions, statutory charges and material prices at the time, and is fixed only in a written quotation and construction agreement.
  • Timelines are estimates. Completion and handover dates depend on approvals, statutory clearances, material availability and force majeure. The committed date is the one in your agreement.

Approvals and RERA

Project approvals — layout sanction, planning permission, DTCP / CMDA or equivalent approval, and RERA registration — are obtained at different stages, and a project shown here may be at any of them.

Where a RERA registration number is published on this website, please verify it directly on the RERA portal of the State in which the project is located — TNRERA, TGRERA or K-RERA as applicable. That portal, not this website, is the authoritative source for a project's registration status, approved plans and declared timelines.

A project described here as upcoming or coming soon may not yet be registered, and is not being offered for sale until it is.

Who builds what

This website shows two different kinds of project, and the difference is important.

  • Our own projects, which DJ Square Infraa develops and builds. We are the promoter and we are accountable for them.
  • Partner projects, marked “in partnership with” the builder concerned. Those are developed and built by that builder, who is the promoter and is responsible for approvals, construction, quality, timelines, possession and statutory compliance. DJ Square Infraa acts as a marketing and sales channel partner, and makes no representation or warranty on that builder's behalf.

Information about a partner project — plans, pricing, specifications, approvals — comes from that builder. We pass it on in good faith and cannot independently guarantee it.

Unauthorised agents and payments

Pay only into an official DJ Square Infraa bank account named in your written booking or agreement, through a traceable banking channel, against a receipt in the company's name. We never ask for cash, for payment into an individual's personal account or UPI ID, or for payment to an agent or broker on our behalf.

Only people we have appointed in writing may represent DJ Square Infraa. We are not responsible for any assurance, discount, allotment, brochure, price list or commitment given by anyone who is not so appointed, or for any payment made to them. If you are unsure whether someone represents us, call the number published on this website and ask before you pay.

We also never ask for your bank password, card number, CVV or OTP — not on this website, not on a call, not on WhatsApp.

Not professional advice

Nothing on this website is investment, financial, legal, tax or valuation advice, and no statement about appreciation, rental yield, resale value or returns should be read as a forecast or a promise. Property values can fall as well as rise.
